All residential units must be single family new construction.
All plans and specs. must be submitted and approved by the Architectural Control Committee of Park West.
Construction must commence within 36 months from the date of conveyance of the Title to the Lot to the Lot Owner.
Minimum Floor area does not include any part of that area or floor of such residential unit which is below grade, in whole or in part.
Minimum Floor Area:
One-Story 3000 sq. ft.
One & One-Half and Two- Story 3500 sq. ft.
Standard mailboxes to be selected by developer.
Landscaping:
Each entire Lot shall be landscaped with sod grass and shall have an underground sprinkler system to service the sod grass. Additional landscaping covenants (for trees/shrubs, etc.) are listed in the recorded Declarations for Park West.
No satellite dishes larger than 24” are permitted – no above-ground pools are permitted.
Each residence shall have one dusk-to-dawn coach light in front yard.
No flat roofs permitted.
At least 75% of any improvement must be masonry or natural stone. Non-masonry siding shall be cedar, redwood or cement board. Chimneys must be all masonry or natural stone and adorned with decorative clay chimney pipes.

What is green building and are you a green builder?
A green builder does things like build with recycled and energy efficient materials, use heat from the earth, recycle rain water, and utilize solar heat. Our homes are inspected by an independent company which rates the energy efficiency of our homes. Richard Cook is a Certified Green Professional and we have been recognized by ENERGY STAR as 100% of the homes that we build meet or exceed ENERGY STAR guidelines. Our homes receive the highest possible energy efficiency rating possible at 5+ STARS.

We are a Northwest Indiana home builder that has been in business since 1974 - for over 34 years. We have developed an excellent reputation in the area, relying heavily on referrals and word-of-mouth from our customers.
We build custom homes throughout Northwest Indiana. The majority of them are in the $400,000-$1 million plus range, though we do provide a number of affordable homes in the $200,000+ range.

We build about half of our homes on lots that are owned by people such as you. We also have a great selection of properties that you can choose from in various neighborhoods in Northwest Indiana.

I've seen a nice home, but it's not exactly what I want. How do I get exactly what I want?
We have a CAD program that we use to create blueprints based on any document that you bring in or any description that you can give us. If you already own a lot or are looking for a great neighborhood where you can settle down and call home, we can help you from the very beginning. We provide professional home plan design services ONLY for our homeowners, so that we can dedicate our time and energies on those who have dedicated themselves to Cook Builders.
I'm not confident that I can make all of the decisions that will end up with a color coordinated home. Can you help me?
We have access to several interior designers that will assist you as much as you want to coordinate everything on the exterior and interior of your home. They also give our homeowners preferred pricing.

How do we finance the home while we build?
We have preferred financing with First Financial Bank where we pass through the discounted costs of the construction, so that you don't have to worry about finding any financing other than the mortgage. With their help, we provide an amazing construction financing package that has saved our homeowners an average of $1500 each versus typical bank-supplied construction financing. The only financing you need to address is the end mortgage - we will handle the rest for you.
Are you going to be in business 6 months from now?
We have been in business for over 34 years and have strong roots in Northwest Indiana. Rich is the president of the Building Industries Association of Northwest Indiana (BIA), and helps lead the local home building industry.
